How Roomvia works
Four steps on each side of the marketplace. Everything below this explains them in full.
Looking for the right professional space?
1. Search. Find treatment rooms, offices, beauty spaces, therapy rooms and more by location and availability.
2. Compare. Explore spaces on the map and compare prices, facilities and locations.
3. View. Check photos, facilities, pricing, availability and details provided by the host.
4. Enquire. Contact the host directly to ask questions, arrange a viewing or discuss your requirements.
Have a professional space available?
1. Create Your Listing. Add your space, photos, description, facilities, pricing and availability.
2. Get Discovered. Make your space visible to people searching for professional spaces in your area.
3. Receive Enquiries. Connect directly with interested renters and answer their questions.
4. Rent Your Space. Arrange viewings, agree the terms and rent your space directly to the renter.

If you are looking for space
From a search to a conversation
Four steps, and the fourth one is where Roomvia stops and you and the host carry on.
Search where you need to work
Start with a place — a town, a city, a postcode, or your own location if you let the browser share it. Then narrow to the kind of space you need: a treatment room for two afternoons, a chair by the week, a meeting room for a morning.
Filter on what actually decides it
Price and how it is charged, the category and space type, and the facilities the category makes relevant. The filters change with the category, because what matters for a clinic room is not what matters for a podcast studio.
Compare on the map and the list together
Explore shows one result set two ways, so nothing can appear on the map and be missing from the list. Every filter is in the address bar, which makes a search you liked a link you can send or bookmark.
Ask the host, through Roomvia
Open a listing and you can send an enquiry or ask a specific question. The conversation lives in your Roomvia inbox, so there is a record of what was said and you are notified when the host replies.
Enquiries, questions and viewings
Every published listing takes an enquiry — “I am interested in this space” — or a specific question. A viewing request is available where the host has turned it on for that listing: you propose a time, and the host confirms it, offers another or declines it without closing the conversation. Roomvia does not take bookings or payment for a slot online, so the hire itself is agreed directly with the host.
When nothing is right today
Save the search. Let Roomvia keep looking.
The space you need may not be listed this week. Rebuilding the same search every few days is the part Roomvia can take off you.
Saving a search is free
Your place, category, price and filters are kept together and named, so you can re-run exactly that search from your dashboard in one click — and keep several of them for different areas or different kinds of space.
Market Watch adds the alerting
With Market Watch on a saved search, Roomvia keeps checking for newly published spaces that match it and tells you when it finds them — at most one message a day for each search, covering everything found since the last one. Matches show on your dashboard as they are found.
A match, not a recommendation
A reported space meets the criteria you saved. Roomvia has not assessed whether it suits you, and it cannot promise that anything matching will be listed. You can pause a watch or delete the search whenever you like.
What you can do today
- Save a search
- Free, on any search you have run, from Explore.
- Re-run it whenever you want
- Your saved searches live in your dashboard and open back into Explore with the filters intact.
- Market Watch alerting
- Built, and currently not available to buy. There is nothing to sign up to yet — when it opens, it will be on the pricing page with everything else.
If you have space to let
From an empty room to a listing that works
Everything up to publication is free. The charge starts when you put a listing live, and it is for the listing — never a share of what you charge for the space.
Create an account and start a listing
Free, and no card. Pick the kind of space you are letting and the form adapts to it — a consulting room is asked different questions to a function room.
Add photos, pricing and availability
Set the rate and the basis it is charged on, the hours or the term you are offering, and the facilities that come with the space. The form saves as you go, so it does not have to be finished in one sitting.
Submit it, and a moderator reads it
Submitting is free. A person checks the listing against Roomvia's rules — a real space, the right category, clear pricing, photos that show what is being let. An approval clears it to publish; a return names what to change, in words you can act on.
Activate it when you are ready
An approved listing stays unpublished until you put it live, and that is the point the charge starts. You choose how many listings you have live, and you can change that number later.
Answer enquiries in one inbox
Enquiries, questions and — where you offer them — viewing requests arrive in the same place, filtered by type, with the thread and the listing together. You are emailed and notified in the app when something needs you.
After you publish
Keeping a listing current and healthy
A marketplace is only as useful as the accuracy of what is in it. These are the two things Roomvia asks of a host, and both of them are quick.
Confirm the space is still offered
One action on your listing says it is still being let and still taking enquiries. Roomvia asks again periodically and reminds you when a confirmation is getting old. It is a freshness signal, not a calendar — it does not claim any particular slot is free.
Check Listing Health
A private view, for you only, of the practical things that make a listing work: whether the availability confirmation is current, whether the required details are filled in, whether there is at least one photo, and whether the pricing is set up properly.
Fix what it points at
Every item Listing Health raises links to the exact step that resolves it — the media step, the pricing step, the confirmation panel, the form. It tells you what is missing; it does not score you against other hosts or promise a position in results.
Listing Health is private to you. It is not shown on your public listing, not visible to anyone searching, and it does not decide where your listing appears in results.
Optional extras
Market Watch and Boost
Two optional products, each separate from searching for a space or listing one. Neither is needed to use Roomvia.
Market Watch
Alerting on a saved search, so a newly published space that matches your criteria reaches you without you running the search again.
Boost
Extra visibility for one selected eligible listing, for a fixed promotional period. It never overrides normal marketplace eligibility or guarantees a position in results.

Money
What Roomvia charges for
One thing, stated plainly: the entitlement for a host to have a listing live.
Roomvia Professional Listing is £5.99 per active listing, per month. Creating an account, building a listing and sending it for review cost nothing, and an approved listing stays unpublished until you choose to activate it. You can change how many listings you have live; reducing takes effect at your next renewal, and you choose which listings pause rather than Roomvia choosing for you. Nothing is deleted when a subscription ends — listings stop being publicly visible and stay in your dashboard.
Who pays what
- People looking for space
- Nothing. Searching and enquiring are free; an account only keeps your enquiries and saved searches together.
- Hosts
- A monthly subscription for each listing they have live, paid to Roomvia.
- Rent, session fees and deposits
- Agreed and paid directly between the host and the person hiring the space. Roomvia is not the merchant for the hire, takes no commission on it, and holds no client money.
Boundaries
What Roomvia does not do
The most important thing a marketplace of this shape has to be clear about. Everything below is a limit, not a feature waiting behind a paywall.
- Roomvia does not take rent, deposits or commission. What you pay for a space is agreed with the host and paid directly to them; Roomvia is never in that payment and holds no client money.
- Roomvia is not an instant-booking site. You can enquire, ask a question and — where the host offers it — request a viewing, but confirming and paying for the space happens between the two of you.
- Roomvia does not book a specific slot online. A host who takes bookings is described as taking them, and the listing says plainly that Roomvia does not take them online.
- Roomvia does not verify hosts' identities, inspect spaces in person, or check licences, insurance or qualifications. Moderation checks the listing against Roomvia's rules — it is not a guarantee about the space or the person letting it.
- Confirming availability means a host has said the space is still on offer. It is not a live calendar and not a promise that a particular time is free.
- Roomvia does not guarantee that a saved search will find anything, or that a listing will receive enquiries.
Staying safe on Roomvia covers what these limits mean in practice — including why you should never pay for a space before seeing it.
