Cookie Policy

Last updated: October 2026

This page explains the cookies and similar technologies — such as local browser storage — that Roomvia uses, and why. Roomvia keeps this list to what the site actually uses: we do not set analytics or advertising cookies.

1. Strictly necessary cookies

These cookies are required for the site to work and cannot be switched off. They include cookies that keep the site secure and that support core functionality such as submitting a form.

2. Authentication and session cookies

When you sign in, Roomvia sets cookies that keep you logged in as you move between pages, issued and managed by our authentication provider, Supabase. Without these cookies you would need to sign in again on every page.

3. Security cookies

On sign-in, registration and enquiry forms, Roomvia uses Cloudflare Turnstile to help tell a genuine visitor from automated abuse. Turnstile may set a cookie or use similar technology on our forms as part of that check.

4. Functional and preference storage

These are switched off unless you choose “Functional and preferences”. They are stored in your browser, are never shared with anyone else, and are never used to track you across other websites:

  • the area you last searched, so a return visit does not start at the whole country again — the place name and its centre point only, never a precise location from your device; and
  • a small list of listings you have recently viewed while signed out, so they can be shown back to you.

A short-lived copy of a message you are drafting to a host is kept for the length of your visit whatever you choose here, because it exists only to avoid losing what you typed when you are asked to sign in. So is a note that your browser refused a location request, which stops us asking again.

5. Analytics

Roomvia uses no third-party analytics service and does not track you across other websites. What we do measure is our own pages, and only if you choose “Analytics”:

  • a key kept for your browsing session so that reloading a listing is not counted as several views in the figures we show that listing’s host;
  • a record of which promoted or sponsored listings you have already been shown, so the same one is not counted twice; and
  • the performance metrics Mapbox collects about how its maps load; and
  • counting you as one visitor for a single day in our site statistics. This is worked out on our servers from your IP address and browser, with a secret that changes every day and is deleted after two days. Nothing is stored on your device for it, your IP address is not kept, and it stops if your browser sends Global Privacy Control or Do Not Track.

If you do not choose this, listing views and page views are still counted as page requests — nothing is stored on your device, and one visit cannot be linked to the next.

6. Marketing and advertising

Roomvia sets nothing in this category. There is no advertising technology, no remarketing tag and no advertising profile of you, which is why this category is shown as not in use. If that ever changes, we will ask before anything is set.

7. Stripe cookies during checkout

When you make a payment to Roomvia — for a Professional Listing subscription, Market Watch or Boost — the checkout is provided by Stripe. Stripe may set its own cookies to process the payment securely and prevent fraud. These are governed by Stripe’s own privacy and cookie practices, not Roomvia’s.

8. Maps and location search

Roomvia uses Mapbox to display maps and to search for locations. A marketplace for space cannot show where a space is without a map, so the map itself is treated as strictly necessary and loads whatever you choose. Mapbox stores a small amount of information in your browser, under its own terms, in order to serve map tiles and to count map loads for billing.

The performance metrics Mapbox would otherwise collect are switched off unless you choose “Analytics”.

9. Your choices, and changing them

The first time you visit, Roomvia asks whether anything beyond the strictly necessary may be stored. Until you answer, nothing optional runs. You can accept everything, refuse everything optional, or choose category by category — refusing is one press, exactly like accepting.

To change your mind at any time, use Cookie settings at the bottom of any page. Your choice is remembered in a single cookie that holds only the categories you allowed and when you chose; it contains no identifier. If we materially change what we use these technologies for, we will ask again rather than rely on an old answer.

Blocking the strictly necessary or authentication cookies in your browser will prevent parts of the site — including staying signed in — from working.

10. Browser controls

Most browsers let you view, delete and block cookies through their settings, and let you clear local storage for a site. Check your browser’s help documentation for how to do this, as the exact steps vary by browser and device.

This page works alongside our Privacy Policy, which explains more generally how we use personal data.
